Small Permaculture Garden

Question: 1 Acre of land in Inverness, Scotland?
I am looking to buy a small plot of land within 50km of Findhorn, Inverness. I am looking for help with contacts, websites etc that will help me on this quest.
I have a budget of approx £3,000. I don’t need prime land, as I am looking to create an experimental Permaculture Garden.
